In order to lease an apartment or a villa from Al Hamra, you will be required to submit the following documents: -
Reservation Form filled and signed by the agent and tenant.
Client Application Form filled and signed by the tenant.
ID copy of tenant (Passport copy, Emirates ID).
Receipts for all payments made by tenant (Online Transfers / Cash / Cheque/ 5% Municipality Registration Fee).
Cheque copies with receipts (if applicable) including Security Deposit.
For a company:
Trade license of Company
Passport of the company owner and tenant
Residency visa of the tenant
If tenant has submitted company cheques, then the ID of authorized signatory
Discount approval email, if discount provided on the approved Lease Price
AHRED Contract signed off by the client.
Municipality contract signed off by client
On receipt of a copy of signed Municipality contract, tenant to approach FEWA office and three60 for connection to utilities
Approach three60 for access and barrier cards to the community
Apply for connection to phone/ Internet and TV channels at Etisalat
In order to sell an apartment or a villa from Al Hamra, you will be required to submit the following documents: -
For an individual buyer:
Client Application form filled and signed by the buyer.
ID copy of buyer (Passport copy, Emirates ID if applicable).
Reservation form signed off by AHRED agent and client.
Power of Attorney copy, if applicable, along with passport copy of attorney.
For a company:
Certificate of Incorporation | Memorandum and Articles of Association | Board Resolution | Power of Attorney | Reservation form signed off by AHRED agent and client.
ID copy of all shareholders, directors (Passport copy, Emirates ID if applicable).
All of the above must be attested by the UAE Embassy | Reservation form signed off by AHRED agent and client.
Receipts for all payments made by buyer (Online bank transfers /Cash / Cheques)
Cheques copies with receipts (for purchase on payment plan).
03 copies of Sale and Purchase agreement signed by Purchaser.
02 copies of Addendum signed by Purchaser (if on payment plan)
Declaration of Adherence to Community Rules signed by the Purchaser.
House Rules and Enforcement of House Rules for Purchaser’s reference.
Updated Statement of Account.
Approach three60 for access and barrier cards to the community

In order to resell an apartment or a villa from Al Hamra, you will be required to submit the following documents: -
Email request / confirmation from Seller's registered address requesting transfer of property.
Clearance and dues confirmed by developer.
Bank NOC addressed to AHRED, if unit was mortgaged.
Power of Attorney originals, if applicable, to be viewed and validated, obtain copies of the same along with passport/ ID copy of POA.
Undertaking Letter signed by POA, if applicable.
Client Application form filled and signed by the Seller and the Buyer.
If the Seller or Buyer is a company then, copies of Trade License, Incorporation Certificate, Shareholder Certificate, Memorandum of Articles, Directors Resolutions and all documents that indicate ownership/ shareholders details.
MOU copy signed by both parties.
FEWA Clearance letter from FEWA, else NOC to carry out transfer of property without FEWA clearance from Buyer.
Title Deed and Map copies.
03 copies of Tripartite Agreement signed by both the Seller and the Buyer.
Declaration of Adherence to Community Rules.
Original Sale and Purchase Agreement or Declaration of Loss of SPA, signed by the Seller.
All receipts pertaining to settlement of dues by Seller and/ or Buyer (i.e. Final utility bill, FEWA upgrade, Association Fee, Service Charge Security Deposit etc.) as per agreed MOU.
Updated Statement of Account.

In Al Hamra we ensure an easy and smooth process for our investors, and that includes their visa process. With a very efficient system and quick approvals , a team of professionals will be supporting throughout the procedures.
Within a time limit of 2 to 3 weeks our investors will be able to get their visa.
Investor visa requirement:
Passport valid for minimum of 6 months

Important Notes:
Investor visa holder are not permitted to work on this visa and they have to apply for a different visa to be able to work.
Visa is subject to authorities approval.
Investor visa holders can sponsor their family members parents, spouse, kids and nanny.

We have partnered with Three60, a community management firm for taking care of Al Hamra Village and Bab Al Bahr communities. As our community management partner, they introduced an online payment services to pay your utility bills right from the comfort of your home.
How to register on the community portal?
Simply visit Three60 and click on “Register” on the top right and complete online registration. Follow these steps:
Fill up the form with all correct details.
Upload copy of passport and Emirates ID.
Upload tenancy contract.
Also, upload trade license if you’re a business owner.
Submit the details.
You’ll receive your username on the registered email ID, which you can use to sign in.
How to pay bills online?
To be able to pay utility bills online, you need to be registered on Three60 Portal. Login using your user credentials and pay the bill.
