As part of Al Hamra's ongoing commitment to continuously improving our services and elevating our customers' experience, we are pleased to introduce our Revised Resale & Ownership Transfer Policy, effective 15 July 2026. The revised policy has been designed to provide greater flexibility, simplify the resale and ownership transfer process, and deliver a more seamless, transparent, and customer-focused experience for both our customers and our valued broker partners.

The key revisions are outlined below:

1. Standardized Resale & Ownership Transfer Fee

Effective 15 July 2026, a standard administrative fee of AED 1,500 + 5% VAT will apply to all resale and ownership transfer transactions across all Al Hamra projects.

Please note that any applicable government or municipality fees and statutory charges will remain payable separately.

2. Ownership Transfers with Existing Payment Plans

Ownership transfers with the transfer of the existing payment plan will now be permitted in the following cases:

    A. First-Degree Family Transfers

  • Spouse
  • Father
  • Mother
  • Son
  • Daughter

   B. Corporate Restructuring

   Where there is no change in the Ultimate Beneficial Ownership (UBO) of the property, including:

  • Individual purchaser to a company 100% owned by the purchaser.
  • Company 100% owned by the purchaser to the purchaser's individual name.
  • One company to another company where both companies are 100% owned by the same individual.

   C. Legal Succession

  • Transfer to the legal heirs following the death of the purchaser.

3. Policy Effective Date

The Revised Resale & Ownership Transfer Policy shall be effective from 15 July 2026. Requests that have been completed prior to the effective date will remain subject to the previous fee structure. We believe these revisions will provide greater flexibility for our customers while making the resale and ownership transfer process more efficient, and consistent across all Al Hamra projects.

Frequently Asked Questions

1. What is the process for Resale / Ownership Change?
  • Log in to the Al Hamra Portal or Mobile App using your registered email address.
  • Go to My Requests > My Services > New Service Request > Request for SOA.
  • Select your Community, Building and Unit Number and mention 'Resale SOA' in the comments.
  • Your SOA will be issued within approximately 2 working days.
  • Request the Final Bill – Resale through the Portal and complete the required payments.
  • Submit a 'NOC for Resale' request and upload all required documents.
  • Complete the KYC onboarding form when requested.
  • Our Sales Operations team will contact you to complete the transaction.
2. What is the resale / ownership transfer fee?

The administrative fee is AED 1,500 excluding VAT for all Al Hamra projects. Government and municipality fees, where applicable, are charged separately.

3. How long does it take to obtain the NOC?

Approximately 5 working days after all payments are received and a complete set of documents has been submitted.

4. What documents are required?
  • Valid Emirates ID or Passport copies of both the Seller(s) and Buyer(s).
  • Signed Memorandum of Understanding (MOU).
  • Completed KYC Onboarding Form by the Buyer(s).
  • Copy of the Title Deed (if issued).
  • Proof of payment, including:
    • Statement of Account (SOA) payment receipt.
    • Final Bill payment receipt.
  • Please note: Depending on the nature of the transaction, Al Hamra may request additional supporting documents.
5. Do all parties need to attend your office?

No. The resale documents are signed electronically, therefore physical attendance is generally not required. However, the original NOC must be collected from the Sales Operations Department at Al Hamra's Head Office.

6. Can I sell my off-plan unit before obtaining a Title Deed?

Yes. You may sell your off-plan unit provided that at least 30% of the purchase price has been paid and the Completion Notice for the unit has not yet been issued. The resale transaction will also be subject to Al Hamra's applicable resale policies, approvals, and documentation requirements.

7. Can I transfer my existing payment plan for a ready unit before full settlement of the purchase price?

Generally no. However, transfer of the existing payment plan may be permitted only for eligible first-degree family transfers, approved corporate restructuring or legal succession, subject to Al Hamra approval.

8. Who qualifies as a first-degree family member?
  • Spouse
  • Father
  • Mother
  • Son
  • Daughter
9. What corporate restructuring transactions are eligible?
  • Individual owner to a company wholly owned by the same individual.
  • Company wholly owned by the individual back to the individual's name.
  • Transfer between two companies wholly owned by the same individual.
10. What documents are required for corporate restructuring?
  • Valid Trade License
  • Memorandum of Association (MOA) or Shareholder Register confirming 100% ownership
  • Passport and Emirates ID of the Ultimate Beneficial Owner
  • Board Resolution or Shareholder Resolution (where applicable)
  • Good Standing Certificate
  • Certificate of Incumbency
  • Certificate of Incorporation
11. What happens in case of inheritance?

Ownership may be transferred to the legal heirs upon submission of the applicable succession documents and successful legal verification.

12. Can Al Hamra reject a transfer request?

Yes. Al Hamra reserves the right to reject any request that does not satisfy its legal, compliance, payment or risk requirements.
